Montecito Point office building topped off

Space designed with ecoconscious businesses in mind

MILLION-DOLLAR HOME SALES

Luxury Homes of Las Vegas reported the following million-dollar home sales last week:

$2.6 million, 3 bedroom, 4.5 bath, 4,103 square feet, Turnberry Place.

$2.2 million, 4 bedroom, 6.5 bath, 5,433 square feet, Las Vegas Country Club.

$2.18 million, 3 bedroom, 4.5 bath, 4,103 square feet, 35th-floor penthouse, balcony, custom wet bar, entertainment center, Turnberry Place.

$1.25 million, 4 bedroom, 4.5 bath, 4,443 square feet, mountain and golf views, Red Rock Country Club.

$1.18 million, 4 bedroom, 4.5 bath, 4,423 square feet, golf, mountain and Strip views, travertine and marble floors, courtyard entry, balcony, Red Rock Country Club.

Indianapolis-based development firm Lauth has topped out construction of the six-story Montecito Point office building in northwest Las Vegas.

The 187,000-square-foot building is designed to achieve LEED (Leadership in Energy and Environmental Design) silver certification and is registered with the U.S. Green Building Council.

    • Montecito Point will cater to businesses seeking lower energy and operating costs associated with "green building" and the convenience of being located in Montecito Town Center near U.S. Highway 95 and the northern Las Vegas Beltway, Lauth Vice President Mike Orr said.

    The building features a high-efficiency heating and cooling system, low-flow water fixtures, increased use of daylighting, recycled building materials and solar-reflective roofing to reduce the building's "heat island" effect, Orr said.

    Martin-Harris Construction is the general contractor. Occupancy is expected by the end of summer.

    INDUSTRIAL PARK: Investment partners in Mountain View Industrial Park held a groundbreaking ceremony Tuesday for the first 470,000-square-foot building in Apex, north of Las Vegas Motor Speedway.

    Mountain View Industrial Park is the first project in the newly annexed North Las Vegas territory encompassing more than 3,250 acres.

    Plans call for 40 million square feet of industrial buildings, including warehouse, distribution and commercial space.

    Adam Titus, president and chief executive of Industrial Properties Development, said he's selected a contractor and permits are being pulled for construction to begin in about a month.

    CHAPEL FINISHED: Construction of the Salvation Army Hope Chapel at 37 W. Owens Ave. is completed. JVC Architects of Las Vegas designed the 5,000-square-foot chapel. Breslin Builders was general contractor for the $1.4 million project.

    ARTS CENTER: Las Vegas Performing Arts Center Foundation signed a three-year lease for 12,890 square feet of showroom and office space in Holsum Design Center, 241 W. Charleston Blvd.

    The foundation will serve as the anchor tenant. Lisa Chasteen of LaPour Management represented the tenant and lessor in the $671,129 transaction.

    HOME SALES: Nevada Title Co. showed 4,190 single-family residential sales in June at a median price of $265,366, down 20 percent from a year ago. The average home size was 1,999 square feet.
