Move-in day coming at Boca Raton condominium project

Martin-Harris Construction is nearing first-phase completion of the $400 million Boca Raton luxury midrise condominiums at Las Vegas Boulevard and Serene Avenue.

Residents are expected to move in by June.

The first phase consists of 378 units in two buildings and a 10,000-square-foot clubhouse with a private screening room, fitness center, meeting space and concierge service.

Upon completion, Boca Raton will have 756 homes in four seven-story buildings and two levels of underground parking.

  • Martin-Harris is laying tile and carpet, hanging doors and installing countertops, cabinets and appliances. Curb and gutter work is also being done.

    The next steps entail fire safety testing, additional landscaping and finishing work of the condos and clubhouse. The pool and hot tub are under construction.

    "Boca Raton is taking shape and actually feels like a destination you'd find in Florida with the exterior palm tree details, crown molding, landscaping, unique window shapes in every room and two-tone colors of the exterior," said Mack McKnight, senior vice president of development for Palm Beach Resort Condominiums.

    Condo prices range from the mid-$300,000s to more than $1 million. The first units were originally scheduled for delivery last December.

    MIXED-USE SALE: Marcus & Millichap brokered the sale of Barcelone, a 51,048 square-foot mixed-use retail and office property in Las Vegas. The sales price of $12 million represents a price of $235 a square foot.

    John Vorsheck, regional manager of Marcus & Millichap in Las Vegas, and Nicholas Scelsa from the firm's Sacramento, Calif., office represented the seller.

    The property at 8751 W. Charleston Blvd. contains 32,128 square feet of retail space and 18,920 square feet of second-story professional office space. Tenants include Allstate Insurance, Bleu Gourmet, First American Title, Furniture Direct, MS Entertainment and Starfish Capital Partners.

    CAB QUARTERS: SR Construction has started work on a two-story, 18,000-square-foot headquarters and maintenance facility for Nellis Cab Co. at 4600 Wynn Road. Estimated project cost is $3.2 million.

    Spectrum Surveying & Engineering will serve as the project architect.

    The general contractor recently finished construction of the 9,393-square-foot Cheyenne West Animal Hospital at 3650 N. Buffalo Drive. Purvis Architects designed the $2 million project.

    LAW OFFICES: Crisci Builders has completed $2.8 million in tenant improvement services for Snell & Wilmer Law Offices in Hughes Center. Crescent Partners contracted Crisci in November to build out 33,000 square feet in the new building at 3883 Howard Hughes Parkway. Paul Auzenne was project manager.

    NEW CONTRACTS: Shelbourne Towers has selected LM Construction as general contractor for a new 14,000-square-foot retail strip center at Pecos and Gowan roads in North Las Vegas. The contract is for a little more than $1 million.

    Also, LM Construction picked up a contract to do $350,000 in tenant improvements for Walgreens Home Care Service at 6155 Sandhill Road. The project includes 3,337 square feet of office space and 4,851 square feet of warehouse space.

    Larry Monkarsh, principal of the company, said he's on target for a June completion of a 150,000-square-foot commercial and office warehouse for InterEx, a provider of convention and exhibit services, at 880 Wigwam Ave. in Henderson.

    The design-build contract was for $5.6 million.

    OFFICE LEASES: Pezzillo Robinson law firm signed a five-year lease for about $800,000 to occupy 4,400 square feet of Class A office space at Marnell Corporate Center's fourth building, which was completed in April.
