Henderson Planning Commission approves Jericho Heights

The Henderson Planning Commission approved Jericho Heights Thursday, the 752-unit residential development that would be located on 81 acres on the southwest side of U.S. Highway 95 at Railroad Pass.

“I am hoping this will be the bellwether of hillside projects,” attorney John Marciano said.

  • The applicant, RPS Holdings LLC., worked with city staff for nearly 10 months to design the community. Commissioner George Bochanis said hillside projects that have been approved in the past don’t look how he excepted, but the amount of detail, including models, that RPS Holdings provided made him feel more comfortable to vote for Jericho Heights.

    “We need to have future applicants show us this much detail,” Bochanis said.

    Jericho Heights will have a clubhouse, a pool, tennis, volleyball and basketball courts, barbecue areas and trails. Plans include seven four-story buildings, which will be closest to the mountain. If the architecture changes from the current proposal, the applicant would have to obtain additional approval from the Planning Commission.

    The hillside project was unanimously approved by Bochanis, Vice Chairman Craig Burr and commissioners Sam Bateman, Joe Belingheri, Terry Mannion and Debra March. Chairman Dan Shaw abstained from the item.

    The Henderson City Council will vote on the matter at its Dec. 16 meeting.

    Vegas Water Sports

    The commission’s approval of expansion plans for Vegas Water Sports on the southwest corner of Lake Mead Parkway and Van Wagenen Street came a little short for the applicant, LM Construction.

    The applicant requested a boat storage facility to be 63 feet tall where 40 feet is allowed. The commission approved the project with a height of 49 feet, according to city staff’s recommendation.

    An LM Construction representative said the project would be dead without the additional height. Boats would be placed on lifts, and the additional height would be needed to store multiple levels.

    The project also will include a tavern, a boat storage facility and a restaurant with a drive-through.

    The Henderson City Council will vote on the item at its Jan. 6 meeting. LM Construction will ask for the additional height again.

    Meetings this week

    The Henderson City Council and Henderson Planning Commission usually meets on alternating weeks, but both meetings will be held this week because of the holidays.

    The City Council is meeting at 7 p.m. today at City Hall, 240 Water St.

    The next Planning Commission meeting will be held at 7 p.m. Thursday.

    Meetings are open to the public.

    What wrote on December 12, 2008 06:28 PM: So fabulous Jericho Heights will have 7 four story units??? And 752 total residential units on 81 acres. That amounts to about 10 units per acre....sounds like another Tall Cracker Box City to me. One more to stay away from....

Of course, the City loafers need an excuse to keep employing the City plan checkers, engineers and inspectors who now have little to do. Did you notice that the city proudly announced recently that they laid off 80 workers, but "found" 40 positions for some of those laid off layabouts? Huh, what were the "positions" doing prior to the hoodwink? A quote from my boss in the 70's-"The city engineer would stamp your d**k if it kept him working." Jericho Heights will probably end up like Lake Las Vegas-a total disaster. But hey-the hacks are leaning on their shovels, with a big smile on their faces, watching somebody else do the heavy lifting!
