Tuscan Cliffs offers year-round options

Homes showcase outdoor, indoor amenities

Tuscan Cliffs, a semi-custom neighborhood located in the southwestern Las Vegas Valley, features homes with disappearing glass doors, outdoor courtyards and outdoor living options.

"Las Vegas has a unique climate in that the weather is generally pleasant all year long," sales agent Michael Goeth said. "We have built our homes around the philosophy that people enjoy spending time outdoors and would do so even more if we could make it an enjoyable and comfortable experience."

  • Four model homes at Tuscan Cliffs showcase options for indoor-outdoor living. Many are designed to create a natural flow between interior rooms and outdoor courtyards through disappearing glass doors, Goeth said.

    These doors, when closed, appear as walls with large glass windows. When opened, they "disappear" into openings in the walls.

    The flooring transitions between indoors and outdoors, gives residents a natural flow between the two, Goeth said.

    "The outdoor spaces become a more cohesive part of the home, like another living room but with a better view," he said. "It really extends the use of our outdoor features, such as our standard outdoor kitchens or fireplaces and fire pits in addition to a pool and spa.

    Every home includes a standard outdoor kitchen that can be modified to the owner's personal tastes, Goeth said. Each includes a grill, refrigerator and granite countertops.

    "And depending on the home they may include a sink, cabinets, condiment station and kegerator," Goeth said.

    "Every home at Tuscan Cliffs features front courtyards, and two of our floor plans also feature interior courtyards," Goeth said. "The interior courtyards give residents a quiet sanctuary within the confines of the property and provide a nice sitting area to relax and unwind from the demands of the day. We offer the ability to create water features or outdoor fireplaces in these areas, which makes them even more peaceful."

    More than 50 configurations are available among the four model homes. Each offers a rear patio, central courtyard and common areas designed for families who enjoy entertaining, inside or out.

    The floor plans range from 4,328 to 5,441 square feet in their base configurations and may measure as large as 6,000 square feet with options.

    All home sites measure at least one-quarter acre. Premium lots, including some with views of the valley and others that are oversized, are available.

    Standard amenities include paverstone driveways, sand-finished stucco exteriors, stainless-steel appliances, exterior stone veneer, 42-inch maple cabinets, granite countertops, 6-foot garden tubs, wood-clad Andersen windows and Kohler plumbing fixtures.

    Options such as swimming pools, structured wiring systems and media networks are available.

    The builder, Pacific Southwest Development, also recently added stainless-steel Viking appliances, wrought-iron stair railings, and granite countertops and vanities throughout as standard features.

    Each Tuscan Cliffs residence qualifies as an Energy Star home, saving owners on power bills while helping protect the environment.

    Base prices start at just over $1 million.

    Residents of Tuscan Cliffs will receive a one-year social membership to the Southern Highlands Golf Club, upon application approval. The club includes a social calendar, spa, resort-style swimming pool and other facilities.

    To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs.

    Office hours are 10 a.m. to 5 p.m. daily, except Monday when it opens at 1 p.m.
