  • Single-story homes are available within Cobblestone at Laurel Canyon, located in northern Las Vegas near Walnut and Ann roads.

The single-story Cape Cod starts from $199,990 and offers three bedrooms and two baths in about 1,300 square feet. The island kitchen is open to the dining room and family room.

Also available is the single-story Southampton, priced from the low $200,000s.

Models of these plans and two others are open for touring.

Positano features two-story homes in the southwest, just outside of Mountain's Edge at Blue Diamond Road and Durango Drive. The community offers a courtyard layout with four homes to a cul-de-sac.

Residences include three bedrooms, 21/2 baths and an attached two-car garage.

Available room options allow the homes to feature up to five bedrooms and three baths. Prices range from $204,990 to $234,990.

Three-story floor plans are available at Whitney Heights, located in northwest Las Vegas at Elkhorn Road and Durango Drive.

Priced from $204,990 to $224,990, the homes include two to four bedrooms and 21/2 to 31/2 baths. They measure 1,400 to 1,700 square feet.

"The three-story layout appeals to such a wide range of people," sales agent Kim Elge said. "It's good for singles, couples, roommates and families. The living room and kitchen are on the second floor, and the central location provides a great gathering space for the whole family. The prices at Whitney Heights are also extremely competitive, and the location is very convenient. We're close to the 215 Beltway, Highway 95, banking, shopping, grocery stores and a brand new hospital."

Another collection of three-story floor plans is featured at Santa Rita, located in the southwest. Priced from $209,990 to $239,990, homes measure 1,550 to 1,950 square feet, with three to four bedrooms and 21/2 to 31/2 baths. All homes feature a media room, bonus room or optional bedroom on the lower level; an open layout with a great room, dining room, kitchen and balcony on the main level; and bedrooms on the third level.

The builder is offering homes at other developments around the valley in the $200,000 range, with quick move-ins at selected neighborhoods. Upgrades and design features are available.

Wondering if your sales contracts have any small print advising that the company offers no gaurantee as to the future value or selling price of these discounted houses?
