D.R. Horton holds home sales event

D.R. Horton is holding a sales event called "Find the Bottom -- Negotiation Sale," which allows prospective home buyers to negotiate a deal on 300 completed houses.

The event began Saturday and is being held in all 40 of D.R. Horton's neighborhoods valleywide. Prospective buyers can complete a one-page offer sheet this weekend and present it to the builder's Division President Jim Frasure on March 15 or 16 to begin negoitating for their new home.

  • "We encourage our buyers to tour our communities and work with our sales representatives to structure a deal that works for them," Frasure said. "Buyers have unique 'hot buttons,' which are their personal issues and concerns. Whether this hot button is financing, down payment assistance, incentives or simply purchase price, this sale allows our buyers to speak with me directly and work through the terms of their purchase."

    Given the choice between a used home and a brand-new one, most buyers prefer purchasing a new home, said Jeff Ward, director of marketing.

    "However, a new home purchase often accompanies a 'new home wait,' which is typically inconvenient and forces buyers to gamble on interest rates," he said.

    D.R. Horton models homes in 40 neighborhoods valleywide and has more than 300 homes ready for occupancy.

    "Our commitment to the Las Vegas market is rock solid," Frasure said. "As the nation's largest home builder, the expectations for our success in key markets like Las Vegas is tremendous. Our size has allowed us to drive the resurgence of the valley's real estate market, when smaller builders have simply stopped building. For instance, we recently released 300 homes available for immediate move-in. While other builders are positioned to only take orders for future builds, we have maintained our course by offering homes to buyers managing all time frames."

    This past week, FHA loan limits in Clark County were raised to $400,000. FHA loans require a minimum 3 percent down payment, which means shoppers can purchase a new home priced as much as $412,371 and still qualify for a government-insured FHA loan.

    This week only, D.R. Horton will negotiate down payment assistance on more than 150 move-in homes.

    For more than 10 years, D.R. Horton has been a Las Vegas Valley leader in single-story homes, according to Ward. Twenty-two of the builder's neighborhoods exclusively showcase single-story homes that measure 1,000 to more than 5,000 square feet. Especially popular are the ranch-style floor plans featuring dual master bedrooms, he said.

    "More and more families find themselves housing multiple family generations," Ward said. "Our 2350 and 2550 dual master floor plans have been a huge hit with families of grown children or those who have invited their parents to move in."

    The builder has lowered the price of the 2350 floor plan to less than $130 per square foot in some valley locations.

    Over the past seven years, the builder has featured a line of townhome floor plans called triplexes, which were initially offered in D.R. Horton's San Diego neighborhoods. The triplexes include attached garages and are located in amenity-rich areas that provide swimming pools. The floor plans are typically offered in D.R. Horton's Ranch neighborhoods, which offers multiple model complexes at a wide range of prices, beginning in the low $100,000s.
