Aliante's final phase features new neighborhoods

Aliante, a master-planned community in North Las Vegas, offers amenities such as parks, trails, retail shopping centers, restaurants and educational facilities that include Goynes Elementary School and the Aliante Library.

"Aliante is one of the most popular and successful master plans in the history of Southern Nevada, attracting some of the region's finest home builders and over 6,000 home buyers of all generations," said Dan Naef, senior vice president of North Valley Enterprises LLC, the community's developer.

  • Three home builders are offering new homes in five Aliante neighborhoods.

    The Fields at Aliante, by Astoria Homes, features a selection of homes that range from 1,654 to 3,374 square feet.

    Prices start in the low $300,000s and zero closing costs and VA financing is available on selected homes.

    Prominence, by Astoria Homes, is a gated neighborhood of two-story homes ranging from 2,830 to 4,449 square feet and priced from the high $300,000s.

    Sun City Aliante, by Del Webb, is an age-qualified/active adult community offering single-story homes that range from 1,155 to 2,105 square feet and priced from the mid-$200,000s.

    Springdale, by Pardee Homes, is a gated neighborhood of one- and two-story homes ranging from 1,990 to 3,314 square feet and priced from the low $300,000s.

    Autumn Ridge, by Pardee Homes, is a gated neighborhood that offers a selection of one- and two-story homes ranging from 2,695 to 4,025 square feet and priced from the mid-$400,000s.

    North Valley Enterprises is an affiliate of American Nevada Co. and Pulte Homes. Encompassing more than 1,900 acres, the community is bordered roughly by Grand Teton Drive, Centennial Parkway, Decatur Boulevard and Clayton Street. Interstate 215, Las Vegas Beltway, intersects Aliante, providing access to Interstate 15 and U.S. Highway 95, as well as a quick commute to major destinations in the valley.

    About 428 acres in Aliante are designated for recreational and public purposes, including the Aliante Golf Club, the 20-acre Nature Discovery Park, Deer Springs Park, Aviary Park, more than 24 miles of lighted concrete trails and linear parks and an arroyo.

    Proposed plans for Aliante include two elementary schools and a middle school, all of which would be built by the Clark County School District.

    The community's first school, the Theron H. and Naomi D. Goynes Elementary School, opened in August 2005. A new fire station was opened in April 2004, and the Aliante Library, located adjacent to the Nature Discovery Park, opened in May 2006.

    About 100 acres in Aliante are allocated for commercial development. Residents have access to shopping, dining and professional services at the community's various retail centers and the Aliante Corporate Center office park. Ground was broken during the first quarter of 2007 for the Aliante Station hotel and casino.

    The resort will be located on a 40-acre parcel at the northeast corner of I-215 and Aliante Parkway.
