The Zanetti neighborhood's new pricing on its five floor plans starts at just under $200,000 for Residence 1264, a single-story two-bedroom home with two baths, great room, gourmet kitchen island and two-car garage.

"You will not find a better value with so many community amenities anywhere in Las Vegas," Blevens said. "In addition to our new home prices at Zanetti, monthly homeowners fees for Tuscany are just $140 a month and give residents access to the recreation center, walking trails, parks and even 50 channels of cable television."

Tuscany's 35,000-square-foot La Vita Tuscana recreation center includes a lap pool, lagoon pool, hot tubs, full workout facility, aerobics room, indoor and outdoor basketball courts, racquetball and tennis courts, arts and crafts rooms, billiards, conference rooms, social areas, park areas and jungle gyms for children.

"Zanetti's floor plans have been very well received and we can build them in just three months," Blevens said. "We have five plans that are perfect for a variety of lifestyles. Each model is single-story and makes great use of its space, including spacious kitchens and vaulted ceilings in some of the homes."

Among its many interior lots, Zanetti has one corner lot available in the neighborhood.

It is within walking distance to La Vita Tuscana. Zanetti's two larger residences can be built on the lot: Residence 1705 and Residence 1781, both named for their square footage.

Residence 1705 has been the neighborhood's top seller, according to Blevens. This three-bedroom home includes two baths, great room, island in the kitchen, great room and dining nook.

"This home has an open feeling with a large kitchen and island that opens to the great room," he said. "There is also a bedroom in the front of the home that would be perfect for an office."

Residence 1705 is the only model in the collection offered with vaulted ceilings.

"They create a very dramatic effect and really open up the home," Blevens said.

Residence 1781 includes four bedrooms, three baths, great room, island kitchen, nook and optional den instead of the fourth bedroom.

Each home at Zanetti is offered with optional French doors in the master bedroom and a fireplace in the living room. Options for additional bedrooms, cabinets, laundry sinks and linen closets are offered per plan.

Tuscany Residential Village is a master-planned community developed by longtime Las Vegas developer Rhodes Homes, which also offers Rhodes Ranch in the southwest valley.

The centerpiece of the community is the Tuscany Golf Club, designed by renowned golf-course architect Ted Robinson Jr. The 6,906-yard, par 72 course was recently named Golf magazine's No. 1 golf course in Las Vegas in its annual BBQ (Bang for the Buck Quotient) rankings.
