MASTER PLAN VALUES: Aliante builders offer special prices

Astoria Homes to hold "End of Second Quarter" promotional event

During the final phase of development at Aliante, a North Las Vegas master- planned community, home builders continue to offer special pricing and incentives on select homes, some of which are available for immediate move-in.

Aliante builder Astoria Homes will hold its "End of Second Quarter" promotion at its Prominence at Aliante, and Fields at Aliante neighborhoods through June 30.

  • "Our quarter-end goals have motivated us to offer prospective home buyers some of our most generous specials and incentives to date," said Sia Howe, vice president of marketing for Astoria Homes.

    "At both Prominence and Fields, we are offering various discounts, unbelievably competitive financing, plus added bonuses such as zero closing costs, interest rate buy-downs and a number of other incentives, per plan and neighborhood."

    Howe said at Fields at Aliante, Astoria Homes is also offering "$1 moves-you-in" financing, as well as down payment assistance programs on selected homes for qualified buyers.

    Prominence at Aliante is a private, gated neighborhood of two-story homes ranging from 2,830 to 4,449 square feet and priced from the low $400,000s.

    The majority of the homes feature family rooms, three-car garages, bonus rooms, courtyards, numerous baths, flex space and an owners' retreat.

    Fields at Aliante offers four and five bedroom designs that range from 2,228 to 3,374 square feet.

    The homes feature 21/2 to three baths, two- to three-car garages, lofts, bonus rooms and owner retreats. Prices start in the low $300,000s.

    Along with Prominence and Fields, the Aliante community offers three additional single-family neighborhoods.

    Sun City Aliante, by Del Webb, is an age-qualified community that offers a selection of single-story homes ranging from 1,155 to 1,716 square feet and priced from the mid-$200,000s.

    Autumn Ridge, by Pardee Homes, is a gated neighborhood that offers one- and two-story homes ranging from 2,695 to 4,245 square feet and priced from the $400,000s.

    Springfield, by Pardee Homes, is a gated neighborhood that offers one- and two-story homes ranging from 2,754 to 3,289 square feet and priced from the upper $300,000s.

    Aliante is a development of North Valley Enterprises LLC, an affiliate of American Nevada Co. and Pulte Homes.

    Encompassing more than 1,900 acres, the community is bordered roughly by Grand Teton Drive, Centennial Parkway, Decatur Boulevard and Clayton Street.

    About 428 acres in Aliante are designated for recreational and public purposes, including the Aliante Golf Club, the 20-acre Nature Discovery Park, Deer Springs Park, Aviary Park, more than 24 miles of lighted concrete trails and linear parks and an arroyo.

    Proposed plans for Aliante include two elementary schools and a middle school, all of which would be built by the Clark County School District.

    About 100 acres in Aliante are allocated for commercial development.

    Ground was broken during the first quarter of 2007 for the Aliante Station Hotel and Casino. The resort will be located on a 40-acre parcel at the northeast corner of I-215 and Aliante Parkway.
