Southern Highlands to open The Bluffs neighborhood

Golf community adds new luxury homes this summer

Southern Highlands, a golf course master-planned community in southwestern Las Vegas, will welcome its newest luxury neighborhood this summer: The Bluffs by Pacific Southwest Development.

The Bluffs includes a small collection of exclusive semi-custom homes on sites that are terraced into Southern Highlands mountainsides.

  • The builder is planning an official grand opening celebration in late summer for its model homes.

    "These magnificent residences were designed by our award-winning architectural firm along with our own design team," said The Bluffs sales manager Rob Evon. "Just 44 homes will be secured behind a private gated entrance within the guard-gated community of Tuscan Cliffs, our current luxury development in Southern Highlands."

    Three base models at The Bluffs are offered with architectural design options up to 6,800 square feet. Just eight home sites have been released for purchase, according to Evon.

    "These truly incredible homes will be terraced into the mountainside, allowing residents full city views from the main levels," he said.

    "The lower level will have access to each home's rear-covered patio, pool and theatre area with the main entrance on the second level."

    The Bluffs will further Tuscan Cliffs' philosophy of indoor/outdoor living with courtyards and seamless transitions from indoor to outdoor living spaces, according to Evon.

    "Our interior courtyards give residents a quiet sanctuary within the confines of the property and provide a nice sitting area to relax and unwind from the demands of the day," he said.

    Pacific Southwest Development has been perfecting the designs and layouts of The Bluffs and is now ready to reveal its residences, Evon said.

    "At The Bluffs, a whole new level of luxury is available to those who want the uniqueness of a custom home, while enjoying the ease of working with a seasoned builder," he said.

    Eight exclusive home sites have been released and floor plans and pricing are available in the Tuscan Cliffs sales office, Evon said.

    Upon its grand opening, the collection's three models will showcase its designs and ideas for customization, he said.

    The models all carry the Green Home designation through the Build It Green program.

    "The Bluffs will take luxury to a whole new level, with unique designs, amenities and views never seen before in semi-custom home building," Evon said. "These sites allow us to build homes that literally reside in the mountainsides and hilltops of Southern Highlands."

    According to Evon, designing a luxury semi-custom home is easy and fulfilling at The Bluffs.

    "Instead of working for years with multiple companies, our residents have three design meetings with their personal design specialists and their part of the process is complete. We manage the rest and let them enjoy their uniquely designed home."

    Standard amenities at The Bluffs include 12-foot ceilings, Pella windows and doors, stainless steel Viking appliances, exterior stone veneer, 42-inch maple cabinets, granite countertops, 6-foot Kohler spa tubs and three fireplaces.

    All homes include outdoor kitchens and disappearing glass doors, which allow residents to link internal and external areas seamlessly, Evon said..

    Base prices at The Bluffs start at $3 million.

    To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs.
