American West showcases southwestern subdivisions

Home buyers have more than 17 design choices at the three American West Highlands Ranch neighborhoods --Fairmont, Windsor and Kensington. They are located in the southwestern portion of the valley adjacent to the Southern Highlands master- planned community.

Newcastle will debut in September. Models are under construction.

"Highlands Ranch buyers are surrounded by detailing and craftsmanship built into the price of the home," said Larry Canarelli, American West president. "Buyers seem to have a natural attraction to the open sky, sandstone deserts, gorgeous views, new schools and value."

Fairmont features six home designs ranging from 1,486 to 2,544 square feet with up to four bedrooms. The two- and three-story designs begin with the Alexis, a great-room floor plan of three bedrooms, 21/2 baths, and a two-car garage. The largest floor plan, the Taylor, is a three-story design of four bedrooms, three baths, game room, separate den, great-room layout and separate dining room. Prices begin at $299,500.

The Windsor neighborhood offers six two- and three-story floor plans ranging from 2,222 to 3,790 square feet with up to five bedrooms. Pricing begins at $374,500.

The Tyler is a 3,727-square-foot, three-story design with five bedrooms, formal dining, game room and den. The covered balcony located off the dining room is perfect for any outdoor gathering. This home design includes an elevator. The Tyler is offered as low as $128 a square foot.

Kensington offers five designs ranging from 3,435 to 4,770 square feet with up to six bedrooms, four baths and a three-car garage starting at $478,500. The neighborhood's 4,770-square-foot, three-story floor plan with an elevator features five bedrooms, formal living and dining room, family room and game room. The Wilson design begins at $119 per square foot.

The new neighborhood, Newcastle, will feature five two- and three-story floor plans ranging from 1,701 to 1,947 square feet with up to five bedrooms. A variety of floor plans will feature formal living and dining areas, great rooms, extended game rooms and studies. The grand opening is anticipated in September.

Highlands Ranch residents enjoy the benefits of the included custom paving stones, front yard landscaping, granite kitchen countertops, radiant heat barrier roof-sheathing and vinyl dual-paned low-e windows.

"Highlands Ranch is the perfect family neighborhood," Canarelli said. "Residents can get out and walk with their kids or pets and there's a shopping center just seconds down the road. Home buyers love that they can take advantage of Southern Highlands' amenities without any of the fees. The whole area brings back the feeling of a classic family community."

Highlands Ranch is surrounded by new schools and amenities. There will be two parks within the community itself, and the adjacent Southern Highlands master plan features additional parks, walking trails and bicycle paths for public use.

To visit Highlands Ranch, take Interstate 15 south to Blue Diamond Road. Exit west on Blue Diamond. Turn south on Decatur Boulevard and look for the Highlands Ranch signs.
