Progress continues at The Bluffs exclusive mountainside estates

Pacific Southwest Development is finishing the exteriors of its newest model homes, The Bluffs, the developer's newest Southern Highlands collection.

"Even in the construction stage, our guests can see how opulent the model homes at The Bluffs will be," said Michael Goeth, sales agent. "Exterior finishes on both the hard surfaces and the landscape designs are well under way."

  • The developer's vision for semi-custom home building will include three model homes, ranging from 6,000 to 6,800 square feet. Each design incorporates Pacific Southwest Development's signature New Millennium Home philosophy, which allows homeowners to personalize their residences without the traditional time delays associated with custom home building. The Bluffs is designed to become a part of its natural surroundings.

    "At The Bluffs, residents and their guests will enjoy full views of the famed Las Vegas Strip and valley from one of the best vantage points in Southern Nevada," he said. "Because the homes are terraced into the hillsides, the main living areas are higher than in traditionally designed homes."

    As construction continues on The Bluffs' model homes, Pacific Southwest Development's design team will soon move to the interior finishes before unveiling the new homes. "Each of the three models has a distinct design theme," Goeth said.

    "Plan 1000 features a resort-style personality, Plan 2000 has a Tuscan theme and Plan 3000 has a California Contemporary design. We will utilize flooring, wall treatments and general interior design themes that transform you from the hillsides of Tuscany to the beaches of Malibu."

    While only 44 home sites are included in the collection, a select number are being offered prior to The Bluffs' official grand opening next year. Each home site measures between one-half and more than one acre.

    "A handful of home sites have been made available prior to the collection's official grand opening," Goeth said. "We have had an overwhelmingly positive response to the designs at The Bluffs. Prior to the official opening of the model homes this spring, prospective homebuyers have the opportunity to be the first residents of this truly unique development."

    The Bluffs' model homes all carry the Green Home designation through the Build It Green program and incorporate Pacific Southwest Development's design for indoor-outdoor living.

    Standard amenities at The Bluffs include 12-foot ceilings, Pella windows and doors, stainless steel Viking appliances, exterior stone veneer, 42-inch maple cabinets, granite counter tops, 6-foot Kohler spa tubs and three fireplaces. All homes include four-car garages, custom iron entry and portico doors, outdoor kitchens and courtyards, covered patios and viewing decks.

    Base prices at The Bluffs start at $3 million.

    To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs.
