Summerlin kicks off 'Biggest' Open House

Event showcases homes in 13 neighborhoods

Summerlin home builders are offering incentives this weekend only at America's Biggest Open House, a community-wide open house event today and Sunday from 10 a.m. to 6 p.m.

The semi-annual event features more than 60 model homes in 13 different neighborhoods throughout Summerlin. Each participating neighborhood features a festive atmosphere with balloons, a prize drawing and refreshments, in addition to special sales incentives on homes.

  • Cypress and Palmilla at Allerton Park by Woodside Homes is offering up to $155,000 off of quick-close homes in addition to a baseball signed by Woodside home owner and hall of fame pitcher, Orel Hershiser, to those who prequalify with its lender.

    Traccia and Fairway Hills by Toll Brothers is offering financing packages with low interest rates, according to company officials.

    Ladera Canyon by Richmond American Homes is offering homebuyers a gourmet kitchen package valued up to $7,600.

    Kingwood Crossing, West Park Courtyards and West Park Villas -- all neighborhoods developed by William Lyon Homes -- are offering a $5,000 additional buyers' incentive.

    Villa Trieste by Pulte Homes is offering a $5,000 "eco-package" that includes water efficient backyard landscaping; a front-load, Energy Star GE washer and dryer; and a smart irrigation controller for water efficient landscaping.

    Incentives vary per neighborhood and are subject to change, so prospective buyers are encouraged to contact the home builder directly for specific details.

    Prize drawings include a General Growth Properties $500 American Express Gift Card that is redeemable at Fashion Show, The Grand Canal Shoppes, The Shoppes at The Palazzo, Meadows Mall, The Boulevard Mall and anywhere else American Express is accepted.

    In addition, there will be a drawing for the Dream Day in Summerlin package that includes a $200 gift certificate to use at Red Rock Casino Resort and Spa for room and/or spa services; a $150 gift certificate to Vintner Grill and a membership to Friends of Red Rock Canyon, including an annual pass, and a guided hike in Red Rock Canyon National Conservation Area sponsored by the Friends of Red Rock Canyon and the Bureau of Land Management.

Included on the driving map are coupons for two popular Summerlin dining venues -- Mark Rich's New York Style Pizza & Pasta and Coffee Bean & Tea Leaf.

    "We want people to come out and spend the day in Summerlin," said Nikkole Liesse, marketing director for The Howard Hughes Corp., developer of Summerlin. "Visitors can stop for a piece of pizza or grab a coffee while on their self-guided Summerlin tour. It's just one more fun thing to do in Summerlin and we believe the longer you're here, the more you'll want to stay."

    The Howard Hughes is an affiliate of General Growth Properties Inc.

    Summerlin began to take shape in 1990 and is located along the western rim of the Las Vegas Valley. The community is currently home to more than 95,000 residents.

    It encompasses 22,500 acres with about 9,000 acres still remaining to accommodate future growth, including the community's urban core of Summerlin Centre.

    Amenities include more than 100 neighborhood and village parks, more than 150 completed miles of the Summerlin trail system, nine golf courses, a dozen houses of worship, shopping centers, medical and cultural facilities, business parks, 23 public and private schools and nearly 100 actively selling floor plans.

    Homes are available in a variety of styles -- from single-family homes to townhomes, condominiums and lofts -- priced from the upper $100,000s to more than $2 million.

    Custom home sites in The Ridges are priced from the $500,000s.

    Luxury apartment homes offer monthly rents starting from the $900s.

    Summerlin is for Suckers! wrote on March 21, 2009 01:51 PM: Why would anyone in their right mind even consider buying a house in Summerlin. The HOA "fees" are outrageous and there's not just one "fee" but multiple "fees". It is the biggest rip-off in the valley. The homes are built like chicken houses with stick and mud, and soon start falling apart as builders will not backup their product but leave the homeowner in the lurch having to pay for expensive repairs that if the house was built right the first time would not occur. Too many cowboys building houses in the valley and too many lying realtors selling this crap.
