Rhodes Ranch cuts prices at Fairways

Cost start at $100 per square foot

The Fairways collection at Rhodes Ranch in southwestern Las Vegas is now offering prices on some models, starting at less than $100 per square foot.

"Rhodes Ranch is the absolute best master plan in southwest Las Vegas, with a 24-hour, guard-gated entrance, award-winning golf course, miles of walking trails, expansive recreation center, pools and the Fun Zone Water Park," sales agent Taylor Smith said. "Many people know they want to live here before they even enter the gates. It's just a matter of finding the right home to suit your lifestyle."

  • Four floor plans range from 2,515 to 2,903 square feet and include a great room, breakfast nook, den, loft and game room (per plan). The homes all have high ceilings with flexibility in each model for room variations.

    "You can really direct the layout of your home at The Fairways," Smith said. "Depending on the size of your family you can have three, four or five bedrooms in lieu of a master retreat or loft in some plans."

    Among The Fairways' highlights are kitchen islands, oversized walk-in closets, great rooms and lofts, which are offered per plan.

    "The Fairways' four floor plans start at just $265,990 for a 2,515-square-foot home," Smith said.

    "And our largest plan is being offered under $100 per square foot. These prices are competitive to any new home community in the area, but with the added benefits of our amenities.

    "At one time, people were spending their efforts looking at distressed homes," Smith said.

    "But the market has changed so much in a year. Now we hear home buyers saying they prefer to know that their offers will be approved immediately and they won't have to worry about the unknowns of a resale or foreclosure. They get a brand new home with fabulous amenities at about the same price they would have paid elsewhere."

    Standard features at The Fairways include 61/2-inch baseboards and 21/2-inch casings around doors.

    Other standard features include standard oak cabinetry, finished garages, ceiling fan prewiring in all bedrooms and common rooms, rear- yard barbecue stubs, kitchen islands, low-e windows and programmable thermostats.

    "The neighborhood is within walking distance to our spectacular R-Club community center and the Fun Zone Water Park," Smith said.

    "The 35,000-square-foot R-Club offers indoor and outdoor activities. The Fun Zone Water Park is the only one of its kind in Southern Nevada and features eight water slides as well as a 13,000-square-foot lagoon pool. The Rhodes Ranch Golf Club was designed by renowned architect Ted Robinson.

This city doesn't have the appeal to spend that kind of money on a home to live in a community that isn't all that it's knocked up to be. They don't have 8 water slides, most of them are kiddie ones. The club is run by a bunch of rude old women who apparently couldn't find any other job in town.
