Pacific Southwest unveils home sites at Tuscan Cliffs

Luxury estates located in Southern Highlands

One is a half-acre lot on a cul-de-sac. Another home site, located in the interior of the neighborhood, is elevated to offer views of the Las Vegas skyline. There's even one parcel next to a small park.

Tuscan Cliffs, a guard-gated neighborhood of customizable luxury estates in Southern Highlands, offers a variety of choices. Sales agent Rob Evon said will offer "spot building," allowing buyers to acquire any available lot within the neighborhood and place any model of home they wish upon it.

  • "Tuscan Cliffs offers the experience of purchasing a custom home with the conveniences of a traditional production neighborhood," Evon said. "By opening up the entire neighborhood for sale, we are providing our clients with the freedom they expect. This is more akin to the experience of buying a custom home, where buyers expect to have a maximum of choice."

    Buyers are limited only by availability. Home sites are sold on a first-come, first-served basis. Selection of floor plans per lot will become more limited as lots are sold, Evon said, so early buyers will have the greatest flexibility.

    "We have lots with all types of characteristics. If a client wants an especially large lot for a swimming pool and outdoor recreation, they can get it. If they like the view from another, it's available. They can walk every available lot, review the neighborhood map, and take their pick," he said.

    About 15 homes are already completed at the neighborhood, which celebrated its grand opening last month. Several more lots have already been reserved and are in varying stages of construction, Evon said. The neighborhood comprises 111 home sites, each of which measures at least one-quarter acre.

    Tuscan Cliffs features customizable, Tuscan-style estate homes in a country club setting. The neighborhood offers four base models, which combine to provide more than 50 distinct floor-plan variations.

    Plans range from 4,328 to 5,441 square feet. Various design options can bring the homes to 6,000 square feet.

    All of the homes' designs place an emphasis on indoor and outdoor entertaining with options for custom landscaping and swimming pools, extensive interior courtyards and rear patios, large game rooms, home theaters and formal dining rooms with butler's pantries. In addition, each plan is designed to accommodate disappearing glass doors, which allow residents to connect interior and exterior areas.

    All buyers receive a free consultation with choices for appliances, bath fixtures, cabinetry finishes and other custom options. Experts also are available to consult on swimming pools, landscaping, electronics, flooring and other specialties of interest, Evon said.

    He said residents may receive a one-year social membership to the Southern Highlands Golf Club. The club includes a social calendar, spa, resort-style swimming pool and other facilities.

    Standard amenities include paver stone driveways, sand-finished stucco exteriors, stainless steel appliances, exterior stone veneer, 42-inch maple cabinets, granite countertops, 6-foot garden tubs, wood-clad Andersen windows and Kohler plumbing fixtures. Numerous options are available for nearly every aspect of the home, including structured wiring systems and media networks, swimming pools, as well as decorator touches throughout.

    In addition, each residence qualifies as an Energy Star home, saving owners on their heating and cooling expenses while providing a quieter, more environmentally friendly home.

    Base prices range from $1,044,990 to $1,204,990.

    To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs. Office hours are from 10 a.m. to 6 p.m. except Mondays, when it opens at 1 p.m. Call 228-8559.
