HIP TO BE SQUARE: Sullivan Square gets ready to build

As groundbreaking nears, builder provides August sales incentives

In a few days, Sullivan Square will officially break ground at its site in the southwestern valley. To celebrate the milestone, the Sullivan Square Sales Center will offer a special incentive throughout August to those who secure future residency at the mixed-use neighborhood.

"Our team is thrilled to offer a month-long signing incentive in celebration of Sullivan Square's groundbreaking," said Dale Rowse, principal of Viridian Vertical, a division of Viridian Group. Viridian Vertical is Sullivan Square's exclusive sales representative.

"Whether you are looking for maintenance-free, high-rise living; a home where you can live in the heart of the community with direct access to market street; or prefer luxury living in a traditional brownstone, our groundbreaking incentive allows for very little money down to secure your future home," Rowse said.

Throughout the month of August, those who sign a contract for a new home at Sullivan Square can participate in a payment plan that allows them to complete their down payment obligation in three installments. For homes below $500,000, 1 percent is due at signing, with 2 percent due in October 2007 and 2 percent due in February 2008. For homes $500,000 and above, 2 percent is due at signing, with an additional 4 percent due in October 2007 and 4 percent due in February 2008.

"This incentive is not only designed for those who have already been considering Sullivan Square as their future neighborhood, but also for those looking for a new residence who may have additional financial obligations throughout the next few months and into 2008," Rowse said. "Those who sign in August will have the added benefit of spreading out their initial down payment - a transaction that is typically a large sum that can be sometimes difficult to obtain."

In celebration of groundbreaking, several exclusive events will take place in August at the Sullivan Square Sales Center for Las Vegas real estate professionals and members of the community.

The events are designed to provide an intimate opportunity for brokers, agents and potential buyers to become familiar with new information about Sullivan Square.

Upon completion, Sullivan Square will consist of about 1,300 residences. Units in the project's first phase range in size from 500 to 2,000 square feet with prices ranging from the low $300,000s to $1.7 million.

Residences currently available for sale are the traditional brownstones, live/work spaces and Madison I, the project's first high-rise condominium tower.

The neighborhood will soon offer mid-rise terraced condominiums, Chicago-style lofts and townhomes, completing the community's six options of urban living.

Amenities at Sullivan Square include a 1.5-acre community park, a dog park, concierge, workout facility and pool.

Sullivan Square's market street will be filled with 25 locally owned shops and services, including an independently owned café, restaurant, full-service deli, neighborhood pub, florist, fresh fish monger, wine shop, coffee shop, bakery and butcher.

Located at Sunset Road and Durango Drive just off Interstate 215, the Las Vegas Beltway, Sullivan Square is in the heart of the Las Vegas Valley's emerging southwestern hub.

The village's 400 acres are zoned for high-density, mixed-use development, 10,000 housing units, several hundred thousand square feet of retail space and several million square feet of office space.

The Sullivan Square sales center is located at 8930 Spanish Ridge Ave. and is open daily from 10 a.m. to 6 p.m. To visit the sales center from I-215 South, exit Russell Road and head north on Frontage Road. Turn east on Hacienda Avenue and then turn south into The Park at Spanish Ridge.

Sullivan Square is being co-developed by Glen, Smith & Glen Development and Harcourt Developments.

Glen, Smith & Glen Development is a Las Vegas-based commercial and residential development firm and Harcourt Developments is a Dublin, Ireland-based international property development, investment and management company.

Harcourt Developments has financed 100 percent of the project's building costs.
