Desert Wind Homes opens Tivoli neighborhood within Mountain Falls

Desert Wind Homes has begun sales and model home tours at Tivoli, a new neighborhood within the master-planned golf course community of Mountain Falls by William Lyon Homes in Pahrump. Located 45 miles west of the Las Vegas Strip, Mountain Falls is in its third year of development.

"Tivoli will showcase the beauty of Mountain Falls' natural setting," said Mick Galatio, president of Desert Wind Homes. "Home buyers will have a sense of distance from the noise of the city, yet the convenience of living near a metro area. We believe in building our homes in the best possible locations and felt Mountain Falls was the finest choice in Pahrump."

  • An all single-story neighborhood, Tivoli offers three floor plans ranging from 1,938 to 2,097 square feet with up to four bedrooms and 31/2 baths.

    Based on floor plan, architectural highlights may include a private courtyard, front porch, circular entry, formal dining room or great room.

    Walk-in closets, linen closets and kitchen pantries are standard. Structural variations allow for a covered patio, three-car garage or casita with optional coffee bar, depending on floor plan. Prices start in the $200,000s.

    "We carefully designed our floor plans and features to fit what buyers expect today," Galatio said. "They'll receive everything from covered and lighted entries, walk-in closets and recessed lighting to energy-saving features and pre-wiring for phones and cable."

    Kitchens come appointed with an under-mount stainless-steel sink with pull-out faucet and garbage disposal.

    Other interior details include raised-panel doors, brushed chrome light fixtures and adult-height dual sinks in the master bath. Dual pane thermal low-e windows, programmable thermostats and high-efficiency HVAC units are among the energy savers. Front yards feature water-conserving desert landscaping equipped with sprinklers and automatic irrigation systems.

    Three exterior elevations are offered per floor plan.

    Mountain Falls Golf Club, an 18-hole parkland course, anchors the master-planned community. A centrally located community resident facility features a complete fitness center, locker rooms and resident lounge with a pool table. Fitness and recreational classes for residents, offered at a nominal fee, are held in the facility's multi-purpose room. Outdoor highlights include a family pool, adult pool, spa and interactive water-play area.

    The Grill Room, located within the adjacent clubhouse, serves golfers, residents and the public. Banquet facilities can accommodate up to 200 guests.

    Desert Wind Homes joins William Lyon Homes and Celebrate Homes in offering product choices at Mountain Falls.

    William Lyon Homes' single-story neighborhoods of Entrata, Cascata Ancora, Tramonto and Bella Sera offer 14 floor plans ranging from 1,157 to 2,897 square feet with up to five bedrooms and four baths.

    Visitors can tour model homes at all four communities. Prices start in the upper $100,000s.

    Classic Homes will begin offering additional home choices shortly.

    Mountain Falls features dozens of neighborhood mini parks and walking trails with more planned as development progresses. Homeowner association fees are established at less than $45 per month.

    To visit from Las Vegas, travel about 45 miles west on State Route 160 (Blue Diamond Road) past Interstate 15. Before reaching Pahrump, turn left on Manse Road. Proceed to Hafen Ranch and turn right, then left on Lakeview. Follow the signs to the Mountain Falls Information Center.
