Amenities, lifestyle draws buyers to Shea's Ardiente

Shea Home Active Lifestyle has reported a 28 percent increase in sales as homebuyers are attracted to the age-qualified community's amenities, according to company officials.

"We did not want to put off living our life any more. We wanted to be around people who are like us, (who want to) play sports and do lots of things culturally," said Trilogy homeowner Terri Fraser.

"I don't care what the values of homes are. If you are somewhere you don't want to be, it does not matter how much that home is worth. Our home here, to me, is worth millions because it is where I want to be," added Tom Cook.

Ryan Smith, sales manager at Shea Homes at Ardiente in North Las Vegas, says baby boomers may be surprised by values in the current economy.

"Interest rates are low and there are a lot of exceptional values out there. And in today's market of lower-price points, what seems like a great value in resale may actually be inferior to a new home. Our new homes are available with green features and premium brands like Jenn-Air and Trane‚ as standard ."

He said that when considering the cost of buying a new home, resale or staying with an existing residence, baby boomers should assess the cost and time associated with fixing up an older residence and savings that can come from green features built in to many new homes today.

Homes at Ardiente come standard with green features that can help residents save as much as 40 percent on energy usage compared to some new homes and even older homes, according to company officials.

Homes within the community range from 1,218 to 2,444 square feet and are priced from the $140,000s.

Ardiente offers residents a variety of lifestyle options. Central to the community is a private 20,000-square-foot clubhouse featuring two resort-style pools, a fitness center, group exercise studio, multipurpose meeting facility and more.

Outdoor amenities include seven parks interconnected by walking trails, tennis and bocce courts, and a Life Trail course.
