American West to host Fall Festival

American West is celebrating autumn with a Fall Festival in Coronado Ranch today, at the grand opening of its newest community American West Brookfield.

The Fall Festival will feature restaurants and businesses from the Coronado Ranch area, live music, food, activities for kids and dozens of drawings for prizes from the numerous shops and restaurants.

The American West Fall Festival will showcase Coronado Ranch, located in the southwest ern valley.

"American West is proud to be the creator of the Coronado Ranch community. We've been building quality homes here from the very beginning and are continuing to provide affordable luxury to homebuyers," said American West President Larry Canarelli.

Visitors attending the Fall Festival can enjoy music and food from 10 a.m.-2 p.m. The grand opening celebration for Brookfield will be held Saturday and Sunday.

Brookfield at Coronado Ranch is American West's newest neighborhood. It represents a new generation of American West home designs and features five two-story and split-level floor plans ranging from 1,608 to 2,995 square feet with prices starting at $197,500.

All homes include standard features such as granite countertops, gourmet kitchens with Whirlpool appliances, kitchen dining islands, Marblestone natural stone tub/shower and vanity tops and an NV Energy Plus rating.

NV Energy Plus-certified homes use less energy than Energy Star rated homes, according to Canarelli.

American West's energy-saving features include ultra efficient natural 14-SEER gas heat and electric central air-conditioning; increased insulation in exterior walls and ceilings; energy-efficient radiant-heat barrier roof sheathing; Prime Wrap house wrap; vinyl-framed dual-paned low-e windows; and Moen water-conserving faucets and showerheads.

Brookfield's two-story homes range from 1,608 to 2,034 square feet and feature as many as four bedrooms and 2½ baths, great rooms and upstairs laundry rooms. Other features include front balconies, optional dens and first-floor master retreats, depending on floor plan.

Brookfield's Plan 2714 includes what the builder calls BRAG space that includes a bonus room. This space also can be turned into two additional bedrooms, a study and bath. It is ideal for guests and/or kids, providing a private, separate space from the rest of the home.

The two-story home also features three bedrooms, 2½ baths, great room, upstairs laundry and den.

At 2,995-square feet, the split-level Plan 2995 is the largest home available at Brookfield. It features four bedrooms, 2½ baths and great, family and game rooms.

There are a number of options for this home. Homebuyers can opt for a fifth bedroom with bath, an additional bathroom for the game room, an extended bedroom upstairs, and/or a den. There is also an option for a side-by-side refrigerators in the gourmet kitchen.

"Our split-level homes have options that can accommodate large families, extended families, growing families or people who just want a lot of space," Canarelli said. "The baths featured in all the homes are unlike anything else you will find in this price range. You need to tour the homes or take a close look at the floor plans to fully appreciate what they have to offer."

Coronado Ranch is located near the Las Vegas Beltway. It is also near recreational activities, schools, shopping and dining.

The privately owned homebuilder has been providing homes for the families of Southern Nevada since 1984.

The sales office and models are open daily from 10 a.m.-6 p.m.
