Open space and views are showcased at Ryland Homes' new Auburn collection in the Providence master plan. This northwestern Las Vegas neighborhood offers access to shopping, businesses, Interstate 215 and recreation areas.

Auburn at Providence offers four floor plans in the collection, ranging from 2,071 to 2,970 square feet with two- or three-stories and two-car garages. Homes are available with as many as four bedrooms and as many as three baths. Prices start in the high $100,000s.

Among Auburn's designs is its Pearl plan measuring 2,348 square feet and featuring three bedrooms and 2½ baths.

"This home includes all of the main living areas on the first two levels with an incredible vista room on the third floor," Paula Farrell, sales agent, said. "Every one of the models can be designed to maximize the beautiful views in the area, but this vista room is the perfect place to relax and enjoy the sights."

Another plan at Auburn is the Emerald. This 2,970-square-foot home is the largest in the collection and offers three-stories with four bedrooms and 2½ baths. "This is a great home for those who want more space," Farrell said. "The master, second and third bedrooms all have walk-in closets. And the oversized retreat on the third level can be used as another bedroom, home gym, office or storage area."

"The Emerald model has several unique elements, including a Jack and Jill bath separating the second and third bedrooms," Farrell said. "For those who want an open feeling in their home, the master bedroom has nearly 25-foot tall ceilings, as do the staircases. A den and formal dining room on the first level, in addition to a great room and open kitchen with gourmet cooking island give residents lots of places to gather together or spend time alone without ever feeling crowded."

"The floor plans are very flexible with more than one offering the option of having two master bedrooms," she said. "And in our Jade plan, the master bedroom and bath is on the first level with the second, third and fourth bedrooms completely separated on the second level."

Auburn is joined by three other Ryland Homes collections in the Providence master plan. Tree-lined boulevards join landscapes in paseos and parks to reinforce the classic American literary theme of westward exploration, expressed via statuary and plaques throughout the common areas of the community.

According to Farrell, the master plan will soon have a park just blocks from the entrance of the Auburn collection with a sports field, walking paths and water features. "It is scheduled to be completed this coming summer," she said.

"Ryland Homes is adding to the value at all of its communities with a brand-new incentive worth thousands," said Randy Char, vice president of sales and marketing for the builder. "We will pay the interest on your mortgage until 2012 when using our preferred lender. This is one of the best incentives we have offered in Las Vegas and will save you thousands over the course of the year. Stop by any Ryland Homes collection to find out more about it."

Ryland Homes is currently selling new homes in nine neighborhoods throughout Southern Nevada.

Auburn at Providence's sales office is open from 10 a.m. to 5 p.m. Tuesday to Sunday and noon to 5 p.m. Monday. It is located at 6640 Rego Park Court in Las Vegas. When you're shopping quotes from lenders, beware of points that they'll try to impose on your refi. Each point is a fee of 1% on the amount you borrow. I worked with "123 Mortgage Refinance" search online for them. I would strongly recommend them since they got me 3.24% rate on my mortgage refinance.
