Tools
Home shoppers looking for more space in a well-planned neighborhood have new options in one top-rated Northwest community. Ryland Homes recently introduced two new floor plans in its Kensington collection within the Providence master plan.
"Kensington is the perfect neighborhood for those who want a little more space within the comfort of a gated community, but still want the convenience of a master plan and all its amenities," said Rhonda Polk, sales counselor at Kensington.
Five plans are offered in the neighborhood, ranging in size from 2,104 to 3,230 square feet. The have as many as six bedrooms and 3½ baths and offer dozens of options for personalization.
"One of our new models is the Garamond, which can be built up to 2,803 square feet with up to five bedrooms and 3½ baths," said Polk.
The Garamond includes a gourmet cooking island, breakfast nook, formal dining room, first-floor master bedroom and three-car garage.
"The second floor can be built with up to four additional bedrooms and a bonus room, or it can even be designed with a second master bedroom," she said.
Ryland Homes' second new floor plan at Kensington is the Angora, a 3,220-square-foot home with three bedrooms, three baths and a three-car garage. The two-story home includes an open kitchen with island and pantry, a den or optional fourth bedroom on the first floor, master bedroom with retreat, loft and bonus room or optional fifth bedroom.
"The bonus room in the Angora is as large as the master bedroom and retreat," said Polk.
All of the homes available at Kensington in Providence include paver driveways and walkways along with oversized home sites.
"The oversized home sites are perfect for those who want outdoor space at home for a pool or play area as well," said Polk. "And all three of our two-story homes include three-car garages, which are very popular among home buyers."
Kensington is a gated neighborhood with a private park that includes gazebos, benches and grassy areas for residents . The community has direct access to Providence's Promenade trail system and home sites that back up to the open space are available.
All of the builder's Providence collections are near Knickerbocker Park. The park, scheduled to open in December, will include a splash pad, tot lots, dog park, multiuse events field, youth baseball field, jogging path with exercise stations, picnic areas, and designated spaces for future amenities.
"Providence is one of the highest-rated master plans in the country," said Randy Char, vice president of sales and marketing for Ryland Homes. "It is a beautiful planned community with tree-lined streets, paseos and parks that really make you feel its classic American theme.
"Ryland Homes has four distinct neighborhoods to choose from in Providence, with options for your first or last home," he said.
The community is near shopping and dining options as well as the new Centennial Hills Hospital. "It is also near the Interstate 215 Beltway, which can connect you to North Las Vegas, Summerlin and the Las Vegas Strip quickly," said Char.
The builder's Providence neighborhoods include Kensington, Auburn, Bradford and Windimere. All are gated neighborhoods that include their own green areas for families, sports and pets. The neighborhoods also include their own barbecue areas with benches for residents to use.
All Ryland Homes sales offices are open from 10 a.m.-6 p.m. Tuesday through Sunday and noon-6 p.m. on Mondays.
Kensington's sales office is located at 7033 Whitford St. To visit it, take U.S. Highway 95 west to the Las Vegas Beltway heading west. Turn right on Hualapai Way and left on Dorrell Lane. Turn right on Kensington Cove Street and right on Mullinix Street to the community on the right.

Kensington: does NOT have BBQ area. Unless you bring your own, but nothing permanant. Gazebo???? Well there is A trellis. 1 picnic table and a grassy area, but nothing expansive. And no other benches or park seating area. I wouldn't say the lots are oversized, but the models do use every inch available to build the new homes.
